Between the hours prescribed by law, beginning at ten o'clock a.m., the following mentioned and described property situated in the Parish of Tangipahoa, State of Louisiana, to-wit:
PARCEL ONE:
A CERTAIN TRACT OR PARCEL OF LAND located in Section 43, Township 7 South, Range 9 East, Tangipahoa Parish, Louisiana, containing 16.78 acres and being more particularly described as commencing at a point where the West right of way line of Lees Landing Road crosses the South line of Section 43, Township 7 South Range 9 East; thence North 16 feet and West 232 feet to the point of beginning. Proceed thence West 838.70 feet; thence North 145 feet; thence West 300.40 feet; thence South 145 feet; thence West 715.60 feet; thence North 417.50 feet; thence East 1,854.70 feet; then South 417.50 feet back to the point of beginning, all as per plat of survey of Clifford G. Webb, Registered Land Surveyor dated February 18, 1976 and revised by William J. Bodin, Jr. on February 6, 1989 to make total length of South line equal to length of North line as per plat of C.M. Moore (10-2-63).
LESS AND EXCEPT:
A certain piece or parcel of land, totaling 0.51 acres, with all buildings and improvements located thereon, situated in Headright 43, T7S-R9E, Greensburg Land District, Parish of Tangipahoa, State of Louisiana, being more particularly described as follows, to-wit:
BEGINNING at a point located 1290.28 feet West and 16.00 feet North of the intersection of the West right-of-way of Lee's Landing Road and the South line of Headright 43. T7S-R9E, said POB being located on the Northerly right-of-way of Collins Cemetery Road; thence proceed West along said right-of-way for a distance of 150.00 feet to a point and corner; thence proceed North for a distance of 148.10 feet to a point and corner; thence proceed East for a distance of 150.00 feet to a point and corner; thence proceed South for a distance of 148.10 feet back to THE POINT OF BEGINNING.
Being Tract 1 of the Dupont Family Partition, as more fully shown and described a plat and survey by George D. Sullivan, P.L.S., dated January 12, 2016, as recorded in COB 1406, Page 136 of the Official Records of Tangipahoa Parish.
PARCEL TWO:
ONE CERTAIN TRACT OR PARCEL OF GROUND, together with all the buildings and improvements thereon, situated in Headright 43, T7S, R9E, Tangipahoa Parish, Louisiana, and being designated as a 2.00 acre tract on that survey by Roy C. Edwards, Jr., Professional Land Surveyor, dated July 1, 2002, a copy of which is attached hereto and made a part hereof; said tract being more particularly described as follows: Beginning at a point 16 feet North and 2086.70 feet West of the intersection of the West right-of-way line of LA Highway 445 and the South line of Headright 43, T7S, R9E; thence along Collins Cemetery Road, West 208.67 feet thence North 417.50 feet; thence East 208.67 feet; thence South 417.50 feet to the POB.
PARCEL THREE:
A CERTAIN PIECE OR PARCEL of land situated in Headright 43, T7S, R9E, Parish of Tangipahoa, State of Louisiana, more fully described as beginning at a point 16.00 feet North of the intersection of the West right of way line of Louisiana Highway 445 and the South line of Headright 43, T7S, R9E,; thence West 230.07 feet; thence North 417.50 feet; thence South 89 degrees 59 minutes 14 seconds West 133.50 feet; thence North 00 degrees 05 minutes 31 seconds West 399.37 feet; thence South 89 degrees 49 minutes 44 seconds East 154.79 feet; thence South 00 degrees 21 minutes 16 seconds East 208.71 feet; thence North 89 degrees 39 minutes 44 seconds East 52.23 feet; thence North 89 degrees 39 minutes 38 seconds East a calculated distance of 62.72 feet; thence South 89 degrees 44 minutes 48 seconds East 94.03 feet to the West right of way line of Louisiana Highway 445; thence along said right of way Iine, South 00 degrees 10 minutes 34 seconds West 189.54 feet and South 417.50 feet to the point of beginning. Containing 4.5161 acre and being all in accordance with that certain map and survey by Roy C. Edwards, Jr., Professional Land Surveyor, dated 5-8-97.
WRIT AMOUNT: TWO HUNDRED THOUSAND DOLLARS AND NO/100 ($200,000.00)
