Between the hours prescribed by law, beginning at ten o’clock a.m., the following mentioned and described property situated in the Parish of Tangipahoa, State of Louisiana, to-wit:
A certain piece or parcel of land lying and being in Block 1 Amos Kent Realty Company Addition to the town of Kentwood, Tangipahoa Parish, Louisiana and further described as beginning at the Northeast corner of said Fractional Block 1; thence South 25 deg. 15 min. West along the West line of Illinois Central Railroad right of way 165 feet; thence North 73 deg. 30 min. West 42 feet to the East line of US Hwy 51; thence in a Northerly direction along same 137 feet to the North line of Fractional Block 1; thence East along same 82 feet to the BEGINNING, compromising an area of approximately 0.20 acres.
LESS AND EXCEPT the North 34.01 feet previously sold. As acquired by Doris Wall Brown in COB 919 Page 374 and by Charles Carlton Wall by Judgment of Possession in Doris Wall, Succ. # 2003-030060 COB 963 Page 498.
AND
One certain parcel of land located in Block 1 of the Amos Kent Realty Company Addition to the Town of Kentwood, Tangipahoa Parish, Louisiana, being 0.067 acre, more or less, and described as follows: Begin at a point which is the NE corner of Block 1, Amos Kent Realty Company Addition to the Town of Kentwood; thence South 89 degrees 56 minutes West 82 feet or to the East right-of-way of U.S. Highway 51; thence South 13 degrees 06 minutes West 34.01 feet; thence South 82 degrees 32 minutes East 70.41 feet or to the West right-of-way of the Illinois Central Railroad; thence North 25 degrees 10 minutes East 46.80 feet to the POINT OF BEGINNING.
WRIT AMOUNT: TWO HUNDRED TWENTY SEVEN THOUSAND, FOUR HUNDRED SEVENTY EIGHT DOLLARS AND 00/100 ($227,478.00)
TERMS: CASH in the form of currency, certified funds or letter of credit, subject to any security interest, mortgage lien, or privilege thereon superior to that of the seizing creditor, to the last and highest bidder WITH the benefit of appraisement and according to law.
